Air Conditioning System Renewal

This project came around due to the building needing to be re water proofed. This required us to remove all roof services to allow other contractors to complete their scope of works. This project took a long time to scope as there was no drawings no site information available. We were also looking at saving the client additional costs by refurbishing units that had been severely affected by rust and corrosion.

We replaced the existing rooftop air conditioning units servicing the steamers with new, high-performance Actron package system. The old units and ductwork will be safely decommissioned and removed, with the roof restored to a clean, functional state. The foyer had a new Temperzone Eco Package unit installed to ensure energy costs were kept low.

Each system underwent Blygold corrosion protection treatment prior to installation, ensuring long-term resilience from the ongoing attack from salt and wind. All ductwork was given a base coat of a primer and two coats of epoxy coat paint to ensure longevity

New supply and return air ducts will be installed with commercial-grade disposable filters. Electrical switchboards were upgraded to meet AS3000 standards.. The system featured full economy mode with MVCDs and spring return actuators, and thoroughly tested and commissioned for performance.

Smart Controls & BMS Upgrade

We implemented a full overhaul of the building’s control systems to support smarter, more responsive operations. This includes:

• New JACE and controllers for each package unit
• Network upgrades across all levels
• Energy-optimised control logic
• Centralised and remote access for diagnostics and temperature control
• Email alerts for proactive fault detection

A new touch screen was installed in the manager’s office, acting as the central hub for viewing, controlling, and servicing the BMS.
